Get back the deposit on your rental home

When you pay the security deposit on the property you are renting, you generally expect to get it back when you leave the property provided you have been a good tenant who maintained the place well. However, not all tenants get back their security deposit and often many people do not understand the reasons why.

Document any existing damage when you move into the place. If you have not been supplied with a move- in check list be sure to create a list of your own. Thoroughly inspect the property looking for any existing damage and document it in detail. Ask your landlord to sign the bottom of this existing damage list as acknowledgement and keep a copy for yourself. It wouldn't hurt to request repairs of anything on the list that is of concern to you.

Make sure you don't add any further damage to the property. Treat the place as though it is your own. Be careful about opening doors too hard and banging into walls. Don't hit or throw things at walls when you are angry or upset. Clean up any spills on the carpet immediately. Keep an eye on the plumbing and if there are problems alert the owner as soon as possible for repairs. Keeping the place clean will also prevent damage. A carpet that is not regularly vacuumed will soon become permanently marked. A bathroom that is not cleaned will also end up with permanent stains. Not cleaning off leaves and pine needles from your deck or porch will cause the wood to erode.

Fix anything you damage. Accidents do happen and these are expected. If something breaks in the home while you are there you will need to repair it. Do not try repairing it yourself unless it is a simple job. Always hire a professional when necessary.

When you decide to leave get the owner go over your list with you so that you will not be charged for damage that already existed. Ask for an appointment to walk through the property to discuss any damages and prevent possible misunderstandings.

Document all problems and take photographs when you move in and also when you move out. Cover yourself.
