Bump up the market value of your home

If you are planning on selling your home or thinking about buying a property to sell on in the near future, there are some simple things you can do that can dramatically increase the market value.

A lot of people are totally unaware that a simple thing like mowing your lawn, giving your hedges a bit of a trim and getting rid of the weeds can increase the value of your home by as much as a couple of thousand pounds in some cases.

If you are buying a property that you would like to resell in the not-so-distant future, go for a reasonable home that might possibly need a bit of work but is located in an excellent neighborhood. Even just a few minor repairs like repainting the property, trimming back bushes and trees and replacing broken or lost roof tiles will increase the value of your property to a value that is standard within the neighborhood. Properties that have been the victim of foreclosure are often allowed to fall into a state of disrepair as a result of the owner's financial difficulties. If you can purchase the property and return it to a reasonable standard, in the right neighborhood the effort you put into the home will give a good return.

Replacing the carpet in the property is another thing that will increases the value of your home. A new carpet automatically makes a room look and feel fresh and new. Adding on a garage or carpet will also significantly increase your home's value. Sometimes just giving a home a really good clean up can add thousands to its value. Foreclosure properties are often left in a bad way by the (understandably) angry and distressed previous owners. Simply repairing the result of any acts of deliberate damage can net a few thousand more when the time comes to sell.

Also remember that homes with three bedrooms are the most popular so bear that in mind if you are thinking about buying in order to resell.
